Bloomingdale splits between the older homes around the original village center and a large amount of subdivision building from the 1970s onward, including a number of larger custom homes with full masonry and stone accents.

On the subdivision stock, the pattern is familiar: brick-front construction that is now thirty to fifty years old, with repointing due on the weather elevations, chimney crowns cracked, and sealant at window perimeters gone hard.

On the larger custom homes there is more stone involved, which changes the approach. Cast stone and natural stone accents want a softer mortar than the brick around them, and the transitions between materials are where water tends to get in.

Bloomingdale also has a great deal of paver hardscape from the 1990s and 2000s, and we rebuild a lot of it. The failure is nearly always the base rather than the pavers themselves, which is why simply relifting and releveling the surface does not hold. We take it up, rebuild the base in compacted lifts, reset the grade so it drains away from the house, and relay the original pavers.
