Lombard covers a wide range of building ages, and the work varies with it.
The older homes near the village center are prewar, some brick and some frame with masonry foundations and chimneys. These need the soft-mortar approach and often need chimney work more than anything else.
The postwar subdivisions are where most of our volume is: brick ranches and split-levels from the 1950s through the 70s, all now sitting on mortar that is at or past the normal 40 to 60 year mark for this climate.
There is also a significant amount of 1970s and 80s townhome and condo stock in Lombard, and we do a fair amount of association work. Those buildings tend to need three things together: repointing on the weather elevations, lintel replacement where the steel has rusted, and a full recaulk of window perimeters and control joints. Doing them as one project is considerably cheaper than doing them as three, mostly because of scaffolding and lift costs.
